A benefit of the Housing and Economic Recovery Act of 2008, this new initiative allows eligible senior homeowners to use the proceeds from a reverse mortgage to purchase a new primary residence, which they previously may not have afforded. The Federal Housing Administration (FHA) designed this program "to allow seniors to purchase a new principal residence and obtain a reverse mortgage within a single transaction by eliminating the need for a second closing ... and to enable senior homeowners to relocate to other geographical areas to be closer to family members or downsize to homes that meet their physical needs."
